About Berkshire Bespoke Builders

We are a small, owner-led building company based in Binfield, Bracknell, serving Ascot, Windsor, Reading, Maidenhead, Wokingham, Slough, Newbury, and the wider Berkshire area. Every project is managed personally by Pindi Sahota — from the first site visit through to final handover and Building Regulations sign-off.

Pindi Sahota has spent 32 years on the tools as a time-served builder. Carpentry is his main trade — he came up through the tools rather than through management — and over the last 25 of those years he has personally fitted bespoke kitchens, including installations valued at up to £450,000. That combination of structural building ability and high-end joinery and kitchen knowledge is unusual in a single operator, and it is what makes kitchen extensions and high-end renovations the natural core of the business.

Pindi runs every project hands-on. He is on site, on the tools, and managing the crew. He does not run the business from an office and send a site manager in his place. If a sub-contractor fails to appear or lets a project down, Pindi steps in personally — across any trade — until a replacement is in place, so the programme does not slip. With established trade teams across all core disciplines, the company currently runs up to five projects concurrently without losing the personal oversight that clients book us for.

We specialise in three areas: single storey kitchen extensions that create open-plan living spaces; bespoke kitchen supply and installation; and high-end renovation and refurbishment. This focus is deliberate. We work where 32 years of building, kitchen fitting, and site management deliver the most value — and we would rather refer work elsewhere than take something on and dilute that.

Small Residential Builds

New Builds — Selective by Design

Berkshire Bespoke Builders accepts new build projects on a highly selective basis — typically one or two single residential dwellings per year. These are self-build projects where the client is building a single dwelling on their own plot, or replacement dwellings where an existing property is knocked down and rebuilt. We do not take on volume housebuilding, multi-unit developments, or speculative builds.

Because new build projects are limited to one or two per year, they are typically booked six to twelve months ahead. If you are planning a self-build in Berkshire, it is worth getting in touch early. Every new build we accept receives the same personal oversight from Pindi Sahota that an extension client would expect — he is on site from groundworks to handover.

Standards

Our Building Standards

The word "quality" gets used freely in building. Here is what it actually means on a Berkshire Bespoke Builders project:

Materials sourcing. We specify materials to the job — not to price. Bricks are sourced to match the existing property as closely as possible. Where a close match is unavailable, we tell you before we order. We do not substitute materials without your knowledge.

Foundation depth. Foundation depth is specified by a structural engineer based on soil conditions, the load the structure places on the ground, and proximity to trees or drainage. We dig to specification — not to convenience. Berkshire's clay-heavy soils across Bracknell, Reading, and Wokingham typically require deeper foundations than sandy soils further west.

Cavity wall insulation. We insulate cavity walls using full-fill insulation boards to meet current Part L building regulation requirements. Partial-fill is used where technical reasons dictate — always specified, never skimped.

Roof structure. Roof structures are designed to carry the tile or membrane load with appropriate rafter sizing, purlin support, and ridge detail. Flat roofs are built with falls designed in — not achieved by packing. GRP fibreglass flat roofs are laid in a single pour to eliminate seams.

Plaster finish. We plaster to a two-coat hardwall and skim finish. We do not use dry-lining alone where a plastered finish is specified. The wall must be flat, true, and ready to paint without surface preparation by the client.

How We Work

Our Project Process

Every project follows the same structure — from a kitchen extension in Bracknell to a full renovation in Ascot. Clients know what to expect at each stage because we tell them in advance.

1. Free Site Survey

Pindi visits your property, listens to what you want, assesses ground conditions, existing structure, and access. He checks planning position — whether you need full permission or qualify under permitted development — and identifies any structural or drainage complexity. This visit is free, and there is no obligation to proceed.

2. Written Quote

You receive a fully itemised, fixed-price written quote breaking down every line of material and labour. There are no contingencies, no provisional sums for things we should be able to price, and no hidden extras. What is quoted is what you pay. Quotes are typically provided within five working days of the site visit.

3. Building Regulations

Once you confirm you would like to proceed, we prepare and submit building regulation drawings. Where structural engineering input is required — for RSJ beams, padstones, or foundation design — we arrange this as part of the project management, not as an additional cost for you to source separately.

4. Programme Agreed

Before work starts, you receive a week-by-week build programme. You know when groundworks begin, when the roof is expected to be watertight, when plastering starts, and when handover is targeted. If the programme changes, you are told why.

5. Build

Pindi manages the project personally on site throughout. Trades arrive in the correct sequence. Brickwork, roofing, insulation, plastering, and first-fix services are coordinated so no trade is waiting on another. Building control inspections are attended at every required stage.

6. Handover

The site is cleaned, snagging is completed, and you receive your Building Regulations Completion Certificate. This certificate is a legal document you will need when you sell the property. You are then ready to decorate and kit out.

Compliance

Insurance & Compliance

Berkshire Bespoke Builders carries public liability insurance and employer's liability insurance on every project. Evidence of cover is available on request — we encourage clients to ask.

All building work we undertake is managed to meet the requirements of the current Building Regulations (England). We prepare and submit all building regulation applications ourselves. A building control officer inspects the work at each required stage — foundations, structural steel, roof structure, and final inspection. You are informed of every inspection in advance. At handover, you receive the Building Regulations Completion Certificate.

Where planning permission is required, we advise on the application, liaise with the relevant local planning authority, and coordinate with any architects or planning consultants involved. We work across six different planning authorities in Berkshire — Bracknell Forest, Royal Borough of Windsor and Maidenhead, Reading, Wokingham, West Berkshire, and Slough Borough — and we know the planning policies and conservation area designations that affect different areas.

We are based at 20 Bonsey Lane, Binfield, Bracknell, RG42 4GL. Binfield sits within Bracknell Forest — roughly central to the Berkshire towns we work in most regularly. This matters for a few practical reasons:

No travel surcharges. We do not add travel time or fuel charges for work in Ascot, Bracknell, Reading, Windsor, Maidenhead, Wokingham, or Newbury. These are our local towns — we are not travelling from London or the north-west.

Planning authority knowledge. We work across six Berkshire planning authorities and know the local planning teams, conservation area boundaries, and the Article 4 directions that affect permitted development in different postcodes. When we say we will check your planning position at the initial site visit — we mean it, and we know what to look for.

Local housing stock knowledge. Berkshire's housing stock ranges from Victorian terraces in central Reading and Windsor to post-war new town stock in Bracknell, 1930s semis in Wokingham, and large detached homes in Ascot and Virginia Water. We know how these property types build, what the common structural challenges are, and what planning restrictions tend to apply. That knowledge saves time and avoids surprises.
