Why Local Knowledge Matters

Planning authority differences. Berkshire is covered by six separate unitary authorities — Bracknell Forest, Royal Borough of Windsor and Maidenhead, Reading, Wokingham, West Berkshire, and Slough Borough. Each operates nationally consistent permitted development rules, but each also has its own conservation area boundaries, Article 4 directions, and local planning policies. A kitchen extension that qualifies as permitted development in Bracknell may require full planning permission on a comparable property in central Windsor or Eton. We know the boundaries.

Conservation areas. Windsor, Eton, central Reading, Twyford station area, Sunningdale, and parts of Newbury all have active conservation area designations that restrict the materials, design, and sometimes the scale of extensions. Some roads in Sunningdale and Winkfield have Article 4 directions that remove permitted development rights entirely. We check the position for every address before quoting — because advising incorrectly at this stage costs clients time and money.

Soil conditions. Ground conditions vary significantly across Berkshire. Clay soils across much of Bracknell, Reading, and Wokingham require deeper foundations than the sandier soils found in parts of West Berkshire. Properties near rivers — particularly in Maidenhead, Twyford, and Windsor — may have high water tables or flood risk considerations. We identify these factors at the initial site visit and obtain soil investigation reports where needed.

Access challenges. Tight access down the side of a semi-detached on a Bracknell estate is a very different challenge to delivering materials to a large property on a private lane in Winkfield or a terrace in central Reading. We have worked across all these conditions and price accordingly — no surprises on site.

Royal Borough of Windsor & Maidenhead

The Royal Borough covers some of the highest-value residential areas in Berkshire. Properties range from Victorian terraces in Windsor and Eton to large Edwardian and inter-war detached homes in Sunningdale, and modern riverside properties near the Thames in Maidenhead. Extension investment is strong — the Elizabeth Line connection has further boosted Maidenhead property values. The Royal Borough is also the most conservation-area-rich authority we work in, so pre-application planning advice is particularly important here.

Bracknell Forest

Bracknell Forest is our home territory — we are based in Binfield, RG42, and work here more than anywhere else. The stock is predominantly post-war new town: 1960s–80s semis, link-detached, and detached properties on estate roads with generous rear gardens. These properties respond extremely well to rear kitchen extensions and open-plan living projects. We know Bracknell Forest Council's planning team and building control operation well.

Reading & Wokingham

Reading has one of the most varied housing stocks in Berkshire — Victorian and Edwardian terraces in Caversham, Tilehurst, and the town centre; 1930s semis in Earley and Woodley; and modern estates in Shinfield and Spencers Wood. Victorian side-return extensions and rear period property renovations are common requests. Wokingham and the surrounding villages are a strong extension market, with good-sized 1950s–80s properties on well-established residential roads.

The town centre conservation areas in Newbury affect period properties, but the large residential estates in Wash Common, Greenham, and Thatcham offer straightforward permitted development for single storey extensions. Property values and garden sizes in this area make extension investment highly worthwhile.
