What areas do you cover?

Do you handle planning permission applications?
Yes. We help clients determine whether their project needs full planning permission or qualifies under permitted development rights. We support the application process and liaise with the local planning authority where required.
How long does a single storey extension take?
A typical single storey extension takes 8–14 weeks on site once foundations are in. The pre-build phase (planning, design, building regs) can take a further 8–16 weeks depending on the local authority. We provide a full programme at quote stage.
How long does a loft conversion take?
Most loft conversions take 6–10 weeks on site. Structural work, Velux or dormer windows, staircase installation, and finishing all run to a detailed programme agreed at the start.
How much does an extension cost?
Costs vary significantly by size, specification, and location. A single storey extension typically starts around £30,000–£50,000. A double storey from £60,000–£100,000+. We provide fully itemised written quotes so you can see exactly what you are paying for.
Do you offer a fixed-price contract?
Yes. We quote on a fixed-price basis wherever possible. Any variations during the build are agreed in writing with a price before work proceeds.
Are you fully insured?
Yes. We hold public liability insurance and employer's liability insurance on every project. We are happy to provide evidence of cover on request.
Do you manage building regulation sign-off?
Yes. All our structural and notifiable work is submitted to Building Control for approval and sign-off at the relevant inspection stages. You receive a Building Regulations Completion Certificate on handover.
Will I need to move out during the build?
For most extension and loft conversion projects, you can remain in your home throughout. We plan our work sequence to minimise disruption and keep your home secure at all times.
Do you subcontract work?
We use in-house tradespeople for core building, brickwork, and carpentry work. Specialist sub-contractors (e.g. electricians, plumbers, roof tiles) are vetted and managed by us throughout.
Can you work from existing architect's drawings?
Yes. We are happy to quote from drawings you already have. We can also recommend local architects and structural engineers if you need them.
